The magic of Jewar Airport! Buying a home near the Yamuna Expressway has become three times more expensive; a record broken in 5 years
Apartment and plot prices near Noida's Yamuna Expressway have risen sharply over the past five years, primarily due to major infrastructure projects like the Noida International Airport. Apartment and plot prices are expected to increase by approximately 22% and 28% over the next two years.

Apartment prices near the Yamuna Expressway in the National Capital Region (NCR) have risen sharply over the past five years. According to real estate consultant Square Yards, this increase is primarily due to major infrastructure projects like the Noida International Airport.
Between 2020 and 2025, apartment prices nearly tripled and plot prices increased 1.5 times. In certain areas, this increase reached five times.
On Saturday, Prime Minister Narendra Modi will inaugurate the newly built Noida International Airport, which has been developed as a major international gateway for the National Capital Region.
3 times increase in prices
Due to airport construction and growing investor interest, plot prices have risen sharply, while apartment prices have risen more slowly. According to media reports, the pace of price increases will slow in 2026-2027.
Apartment and plot prices are expected to increase by approximately 22% and 28% in the next two years.
Currently, the average price of an apartment is ₹9,600 per square foot and that of a plot is ₹2,500 per square foot. By 2027, these prices could rise to ₹11,800 per square foot for an apartment and ₹3,200 per square foot for a plot.

There will be a long-term impact on prices and investment
Tanuj Shori, founder of Square Yards, says that Noida's real estate market is now at a critical juncture.
With the construction of Jewar International Airport, the surrounding area is moving towards becoming an aerotropolis, meaning a city developed around the airport. This will have a long-term impact on housing demand, prices, and investment.
What are the experts saying?
Shori further stated that this is proof of how strategic infrastructure can completely transform an area's identity and open new avenues for sustained economic growth. Simply put, Noida's real estate landscape is rapidly changing.
The infrastructure and airport have made the area attractive to both investors and buyers. Prices will gradually rise in the coming years, and the area will develop further.
